Oheka Castle, the Long Island estate that combines a historic mansion with a working hospitality business and a condominium development opportunity, is pending sale following a $72 million auction result, plus a buyer premium, Concierge Auctions announced Tuesday.

The auction company said seven bidders participated in the live sale at The Dominick in New York City after its marketing campaign attracted interest from more than 740 prospects. It handled the offering with Adam D. Modlin of The Modlin Group.

The result puts a price on one of the New York region’s most recognizable historic properties. It does not yet establish that ownership has transferred: Concierge Auctions described the estate as pending sale, and its announcement did not identify the buyer, disclose the premium amount or give a closing date.

A property with several businesses behind it

The offering extends beyond the castle itself. According to the auction company’s announcement, the estate includes a wedding and events destination, guest accommodations and an adjacent tract with approved plans for 95 luxury condominium units. That combination gives the transaction both an operating-business component and a potential residential development component.

The $72 million figure is therefore an auction result for the offering, not a disclosed valuation of the hotel business, the events operation or the development land individually. The buyer premium is an additional auction charge, meaning the amount paid by the buyer would be higher than the announced figure. The release did not provide a final all-in total.

Concierge Auctions said the property remains fully operational. Its statement did not announce changes to the events business, staffing or guest operations, or a timetable for construction on the adjacent tract. An approved development opportunity is not the same as a completed project.

From private estate to hospitality landmark

Built between 1914 and 1919 for financier and arts patron Otto Kahn, the 127-room French Renaissance-style estate was designed by Delano and Aldrich. The auction company describes the property as approximately 112,895 square feet on about 23 acres in Huntington, roughly 40 miles from Midtown Manhattan.

The estate’s scale helps explain why it is a different proposition from an ordinary luxury home sale. Its facilities include a ballroom measuring 72 feet by 32 feet with a 24-foot ceiling, formal gardens, a library and guest suites. Concierge Auctions said the property has undergone a $40 million restoration.

For the next owner, the question is how to preserve that historic setting while managing the commercial uses and any future development. Modlin said the estate offers an opportunity to preserve its legacy while bringing a new vision to the property. The auction announcement did not set out the winning bidder’s plans.

The next milestone is completion of the sale. Until a closing is confirmed, the auction result should be understood as a pending transaction rather than a finished change of ownership.
