Starwood Capital Group and Trez Capital announced a U.S. residential land-lending partnership Tuesday, with an expected starting portfolio of $450 million in loans and a target of more than $1 billion in annual originations.
The financing will focus on land acquisition and development for single-family communities. The companies said the arrangement combines Starwood’s institutional capital and investment platform with Trez’s existing lending operations, expanding the Canadian firm’s capacity to finance residential land development.
The two headline figures describe different measures. The $450 million is a portfolio of loans already originated by Trez that is expected to seed the partnership, according to the companies’ announcement. It is not a disclosed $450 million equity investment by Starwood. The annual origination figure is a business target, not a statement that more than $1 billion in new loans has already closed.
Financing the land behind new homes
The partners are targeting the acquisition and development stage of single-family communities, rather than announcing the purchase of a finished housing portfolio. They pointed to housing supply imbalances and continued residential demand as the investment case, particularly in markets with population growth and diverse employment bases.
Those are the firms’ reasons for pursuing the business, rather than a forecast that the partnership will reduce home prices or produce a specific number of homes. The announcement did not identify an initial project list, a number of residential lots or a home-completion timetable.
Trez will bring its origination, underwriting, loan servicing and asset-management platform to the relationship. Starwood Managing Director Anthony Murphy said the combination would pair his firm’s real estate financing and master-planned community experience with Trez’s residential land-lending expertise.
Trez Co-Chief Executive Officer John D. Hutchinson described the partnership as a way to expand its U.S. land-development lending business. Co-Chief Executive Officer and Chief Financial Officer John Maragliano said it would add institutional depth and financing capacity. Claims about stronger investor returns and liquidity remain the company’s expectations, not reported results.
Targets remain subject to market conditions
The release explicitly classifies both the planned $450 million seed portfolio and the annual origination target as forward-looking statements. It lists the availability of suitable loans, Starwood providing capital as anticipated, interest rates, housing demand and borrower defaults among the factors that could affect the outcome.
The firms did not disclose Starwood’s specific capital commitment or the pricing of loans to borrowers. That leaves the partnership’s eventual scale dependent on the loans it can originate and the capital deployed, rather than the targets alone.
Starwood is a private investment firm focused on real assets. Trez, founded in 1997, provides commercial real estate debt and equity financing in Canada and the United States. Bisnow also reported the partnership Tuesday.
