Comstock Holding Companies signed a purchase agreement to acquire The Ascher, a 672-apartment property in Uptown Charlotte, the company announced Monday, November 2. The proposed acquisition is expected to close in the fourth quarter of 2026 and would mark Comstock’s first multifamily acquisition in North Carolina.
The company announcement did not disclose a purchase price. Comstock has posted a $2 million contract deposit to be credited toward that price at closing. The deposit is not the price of the property, and signing the agreement does not mean the sale has been completed.
Opened in 2016, The Ascher consists of two 24-story residential towers with studios and one-, two- and three-bedroom apartments. Comstock lists approximately 13,000 square feet of ground-floor retail and a garage with more than 900 parking spaces. The property’s own website identifies its address as 640 North Church Street.
The property sits between Uptown and Charlotte’s Fourth Ward, with access to the LYNX Blue Line and the central business district, according to Comstock. Shared amenities include a sixth-floor courtyard, tennis and pickleball facilities, dog parks and outdoor gathering spaces; each tower also has a rooftop pool, fitness facilities and resident lounge.
Comstock plans to make the acquisition through its Institutional Venture Platform. The company says that platform generally uses joint ventures in which an institutional partner supplies 80% to 95% of the equity and Comstock retains a minority ownership position while providing real estate services. That range describes the platform’s usual structure, not a disclosed final ownership split for The Ascher.
Comstock and its institutional partner have completed transaction due diligence and agreed to share expenses on an equal-ranking basis, the announcement says. Before closing, Comstock intends to prepare an upgrade and refurbishment plan designed to help the property compete with newer Charlotte apartment buildings. It did not announce a renovation budget, rent increases or a construction schedule.
If completed, the purchase would be the platform’s third acquisition of 2026 after The Reed and Woodland Pointe. Comstock’s model combines an ownership stake with asset and property management work, so the proposed transaction would add a management assignment as well as a minority real estate investment.
The immediate milestone is a signed agreement, not a completed change of ownership. The announced fourth-quarter closing remains a company expectation, and the release does not establish a final purchase price or guaranteed returns for the venture.
