New renderings offer a fresh look at a 20-story residential tower rising next to the Gowanus Canal. Located at 450 Union Street, Anagram Gowanus is the latest collaboration between developer Tankhouse and architectural firm SO-IL, whose projects often take an innovative approach to indoor-outdoor residential design. The 158-unit rental building will be no exception, featuring rotated floorplates designed to maximize waterfront views, operable windows, private terraces, and Juliet balconies, as well as a public esplanade along the canal.

Designed to stand apart from the “run-of-the-mill” residential developments that have emerged across Gowanus since the neighborhood’s 2021 rezoning, Anagram Gowanus reflects Tankhouse’s broader vision of creating better buildings, more vibrant neighborhoods, and more connected communities, according to CityRealty.

Tankhouse is developing the project in partnership with Global Holdings and MacArthur Holdings. Located 225 feet from the southeast corner of Bond Street, the tower will rise along one of just three streets that directly border the Gowanus Canal. The Union Street and Carroll Street subway stations are also nearby. Of the 158 units, at least 20 percent will be set aside as affordable housing.

SO-IL’s design, developed in collaboration with Magnusson Architecture and Planning, features horizontally scalloped massings and a mix of terraces and loggias. Earlier renderings showed the building with a pale green colored facade, but new images depict a beige exterior.

Setbacks on the upper floors will allow for a range of indoor and outdoor amenities, including a fitness center, children’s playroom, art studio, co-working lounge, dining room with a kitchen, and a rooftop lounge with grills.

The project will extend its indoor-outdoor approach beyond the tower, with a roughly 5,700-square-foot public esplanade planned alongside about 22,000 square feet of commercial, retail, and community space, including six studios for Arts Gowanus and other local artists.

Construction is underway, and the tower began rising above ground level in September, according to CityRealty. Leasing is expected to begin in early 2027, with completion scheduled for next spring.

Tankhouse and SO-IL have collaborated on several other residential projects across Brooklyn. In summer 2024, sales launched at 144 Vanderbilt Avenue in Fort Greene and 9 Chapel Street in Downtown Brooklyn, two boutique developments that incorporate outdoor space into their designs.

In August 2022, a three-bedroom penthouse at 450 Warren Street in Gowanus hit the market for $3,295,000. Developed by the partnership, the residence features five separate outdoor spaces.

Anagram Gowanus joins a growing portfolio of developments under the Anagram brand, including Anagram NoMad, Anagram Columbus Circle, and Anagram Turtle Bay, which launched a housing lottery for 59 apartments in June 2025.
