NJ Transit has opened a developer search for an 11-acre site beside Jersey City’s Liberty State Park light rail station, while advancing a 218-apartment project in Bound Brook and negotiations for redevelopment around Morristown station.

The steps were announced Thursday in an NJ Transit update on three station-area projects that the agency projects could together deliver more than 1,000 homes. Real Estate NJ reported on the plans Friday.

Jersey City developer proposals due January 21

The Liberty State Park site is NJ Transit-owned land across Communipaw Avenue from the Hudson-Bergen Light Rail station. The agency issued a request for qualifications and proposals for a mixed-use development with rental housing, retail and public spaces.

At least 20% of the homes are envisioned as affordable housing and 10% as workforce housing. The plan also calls for commuter parking and connections to the city’s sidewalks and bicycle network.

For developers, the immediate deadline is 4 p.m. Eastern on January 21, 2027. NJ Transit directs interested teams to its development offering materials, listed as RFQ/P No. RE26-954.

Bound Brook expects construction in 2027

Capodagli Property Company is expected to begin construction next year on the Meridia Downtown Project at Bound Brook station on the Raritan Valley Line, NJ Transit said.

The mixed-use plan combines 218 apartments and shared amenity space with 3,600 square feet of ground-floor retail and structured parking. It would use property assembled by the agency and its development partner.

Mayor Dominic Longo said the project would help address parking needs and bring more residents to support the borough’s downtown.

Morristown agreement starts detailed planning

NJ Transit and V Fee Lafayette Realty signed an exclusive negotiation agreement in October covering two parcels beside Morristown train station. They will work with the town to finalize the development programme, potentially including office space, apartments, ground-floor retail and parking.

The agreement permits predevelopment planning, community engagement and due diligence. Those steps will shape what is built around the station.

For New Jersey residents, the proposals bring housing, shopping and employment closer to rail service, while making parking and station access part of the redevelopment plans. The projects are also intended to generate revenue for NJ Transit and its municipal partners.
